About this project

I chose Austin for this analysis because my brother lived there for four years and I didn’t get the chance to visit him. He loved the city so much that no one could resist the urge to go there after listening to him. Unfortunately, I’ll have to settle with this analysis..., but not for long.


Datasets & Data Cleaning (Excel)

I used two files obtained from Inside Airbnb: 1) listings, which has a vast number of variables from every available Airbnb rental in Austin, and 2) calendar, which is a sales-oriented dataset showing reservations and prices. Important: By the time of this analysis, listing dataset includes data as of Jun 2023, and calendar dataset from Jun 2023 to Jun 2024.

Data Cleaning in Excel was done focusing primarily on data related to location, type of rental, price, occupancy, sales, and time. Additionally, detected outliers were removed and all necessary calculations were made in Tableau.

Data Exploration & Analysis (Tableau)

Due to the vast amount of information available, the analysis was structured in three categories: Rentals, Price, and Sales, so that the data could be presented efficiently.

For Properties and Price, the two analyses that proved to be the most suitable were: map distribution views and the count distribution. For Sales, I chose a calendar view because seasoning is extremely important in this type of business.

Dashboard Design (Tableau)

The design follows the same idea of the three categories: Rentals, Price, and Sales, transforming the dashboard into a 3-in-1 interactive report to maximize user experience. The color palette is in line with the Airbnb logo, and some design elements were also included, like the Texas map highlighting Austin.

Top 3 Findings

Rentals

  • Entire Home/apartment rentals represent 82.33% of properties listed and most of them are located in the central/south-central area of Austin, with 43.48% of the properties clustered in four ZIP codes: 78701, -02, -04, and -41. For Room rentals, in addition to the previous zones, properties are more evenly distributed throughout the northeast and south.
  • 26.17% of the rentals were available to rent only for seven days or less during the last 365 days, and there was also an increase in availability around the 90, 180, and 360-day mark.
  • 48.36% of rentals have between 6-9 years in Airbnb, and just 2.88% have 12 years or more. Also, a significant amount of rentals (6.26%) are new (<1 year).

Price

  • 70.34% of Room rentals are below $100 and, for Entire Home/Apartment, 60.07% are below $200.
  • Price variability is high in all ZIP codes, generally close to the average value, but, overall, the average prices are mostly in the middle-low range throughout Austin.
  • For Entire Home/apartment rentals, the average price increases significantly with the number of bedrooms in the property, varying from approximately $300 for three bedrooms to $700 for six and $1000 for nine.

Sales

  • Sales are higher between July and November, with October being the top month ($85M in sales), followed by August with $80.14M. Also, sales decrease towards the last months of the year 2023 and the beginning of 2024.
  • Overall, both Sales and Occupancy follow a similar trend through the months, except for the top sales months in both years: October/2023 and March/2024.
  • The average rental price is higher in October/2023 and March/2024. Both months have sales peaks during Fridays and Saturdays, which, in turn, are the days with the highest average price. This may explain the peculiarity mentioned in the second point.

Data Driven Recommendation

The high number of Entire Home/Apartment rentals with availability under seven days indicates that owners typically live in the property and offer them during particular periods/days of the year. This is a great opportunity for promoting the house-swapping feature in Austin by targeting these owners with special offers/connections for long weekends or summer/winter vacations.

Considering the high volume of Entire Homes/Apartments rentals, it would be advisable to analyze tendencies related to amenities.
